TERMS AND CONDITIONS
Booking Conditions
Bookings are subject to accommodation availability and payment confirmation. To confirm a reservation, the guest must complete the corresponding payment under the terms applicable to each accommodation.
Prices related to booking rates, security deposits, cleaning fees, or other charges are those displayed at any given time on each accommodation listing page. All prices include VAT at the applicable legal rate.
Payment Methods
Payment for bookings may be made by credit card (American Express, Visa, or MasterCard). Guests are also subject to the specific rules applicable to each accommodation.
Pre Check-in
Upon completion of the booking, the reservation holder will receive a confirmation email from Nest@Lisbon.
Guests will be required to complete an Accommodation Form, which is essential for preparing their stay.
This form will request relevant information such as arrival time and means of transport (flight, train, car, etc.), as well as mandatory information required under foreign nationals and border services regulations.
Guests must indicate the exact number of people in the Accommodation Form. The number of guests stated in the booking must match the number of guests staying in the accommodation. In case of error, Nest@Lisbon must be contacted to correct the information.
If the number of guests does not match the reservation, Nest@Lisbon reserves the right to cancel the booking without any compensation or refund of amounts paid.
Nest@Lisbon cannot be held responsible for any incorrect or incomplete completion of the Accommodation Form.
Any attempt to alter and/or falsify the original information will invalidate the Accommodation Form and may result in cancellation of the reservation.
Cancellation Conditions
After booking confirmation, the following cancellation fees apply:
a) If cancellation occurs more than 30 days before check-in:
- A full refund will be issued, except for any payment processing fees charged by the payment platform used for debit/credit card transactions.
b) If cancellation occurs 30 days or less before check-in:
- The guest will be charged 100% of the total reservation amount, with no refund or compensation of any kind.
Stay Conditions
The reservation holder must be at least 18 years old and must remain at the accommodation throughout the stay. Guests under 18 may only be accommodated if accompanied by an adult who is the reservation holder.
The reservation holder must provide a valid address, phone number, and email address.
Pets of any kind (breed, size, or age) are not allowed in Nest@Lisbon accommodations. Nest@Lisbon reserves the right to require guests to leave the accommodation without any compensation or refund if a pet is found on the premises.
Smoking is not allowed inside the accommodations.
In accordance with Article 45(1)(a) of the Schengen Agreement Implementation Convention, the accommodation of foreign nationals must be reported to the UCFE (Coordination Unit for Borders and Foreigners), including all individuals who do not hold Portuguese nationality.
For this purpose, all foreign guests must provide full identification information no later than check-in, via the Accommodation Form or in person at check-in.
Guests must notify Nest@Lisbon of any damage to the accommodation, contents, equipment, or accessories that occurs during their stay, even if considered normal wear and tear. Failure to do so may result in the guest being held liable for such damages.
Additional Services
Nest@Lisbon offers various additional services, such as private transfers, cleaning and laundry services, baby cots, tour suggestions, among others.
All additional services are provided upon request and subject to availability.
Nest@Lisbon is not responsible for any services provided by external suppliers.
Check-in and Check-out
At check-in, identification documents of the reservation holder and all foreign guests will be required to verify the information provided in the Accommodation Form, or if it has not been previously submitted.
Unless otherwise agreed, check-in is available from 3:00 PM. Check-in is usually carried out in person by a Nest@Lisbon representative, although self check-in (via access codes) may be available upon prior confirmation and only if the Accommodation Form has been fully completed.
Unless otherwise agreed, check-out must be completed by 11:00 AM. All guests must leave the accommodation by that time.
If a Nest@Lisbon representative is not present at check-out, guests must lock the apartment door and place the keys in the safety box next to the apartment door. Keys must NOT be left in the door lock.
If guests refuse to leave, Nest@Lisbon reserves the right to enter the property, remove belongings, change locks, and take any necessary action. The guest will be responsible for all associated costs.
Additional charges apply for lost keys or lock-outs:
- Lost keys (per key): €30
- If a locksmith is required, the guest is responsible for the full cost of the service. Costs depend on complexity, materials, time, and other variables.
Nest@Lisbon is not responsible for any items left in the apartment after check-out. Items found may be returned upon request, with all associated costs borne by the guest.
Cleaning, Linen and Towels
The accommodation is cleaned before guests’ arrival. Basic service includes towels, bed linen, and hygiene items per reservation.
Additional cleaning services during the stay, including linen and towel changes, are available for an extra fee.
Guests must keep the accommodation reasonably clean and tidy and return it in good condition at check-out. Waste must not be left inside the accommodation or outside the building entrance and must be disposed of in designated street bins, as described in the apartment House Manual.
Equipment, Furniture and Items
If any appliance is not working or if guests are unsure how to use any equipment, they must contact Nest@Lisbon.
No modifications to the accommodation or its contents are allowed. All items in the property belong to the owner and must not be moved or removed during the stay.
Maintenance and Special Requests
Any issue in the accommodation (e.g., electrical problems, equipment malfunction, water leaks) must be reported immediately to Nest@Lisbon by email or phone.
Depending on the issue, resolution may take up to 72 hours or longer if third-party services are required.
Nest@Lisbon reserves the right to access the property at any time for inspections, repairs, or emergencies, while respecting guest privacy.
Extra beds and baby cots may be requested in advance and are subject to availability.
Noise, Illegal Activity and Security
Quiet hours are between 10:00 PM and 8:00 AM. Guests must respect neighbours and avoid disturbances, including noise when opening or closing doors.
Bookings are not accepted for illegal or immoral activities. The reservation holder is responsible for the behaviour of all guests and agrees to avoid any illegal activity.
Guests are not allowed to infringe on the owner’s privacy or publish information that could reveal the property address or owner identity.
Guests are responsible for their own safety during their stay and must follow any instructions provided at check-in.
Guests must ensure that gas appliances are turned off, windows closed, and lights, air conditioning, and heating systems switched off when leaving the accommodation.
Liability
Nest@Lisbon’s service is limited to its accommodations and guest relations during the stay. It is not responsible for external issues such as building maintenance, noise from neighbours, construction, or other external factors.
Accommodation photos and descriptions are provided by Nest@Lisbon. Minor changes may occur without affecting the overall quality or amenities.
Nest@Lisbon does not offer refunds or compensation based on subjective expectations regarding appearance or surroundings. Guests are responsible for ensuring the location suits their needs before booking.
Nest@Lisbon is not responsible for damages, loss, theft, personal injury, or criminal activity occurring during the stay, nor for failures in utilities such as water, electricity, gas, internet, or telephone services.
All thefts or criminal incidents must be reported immediately to Nest@Lisbon and the appropriate authorities.
Nest@Lisbon is not responsible for delays, accidents, losses, or changes related to third-party services.
Force Majeure and Legal Framework
This agreement is between the guest and Nest@Lisbon, which is duly authorised to provide accommodation rental services.
Guests are granted permission to occupy the accommodation for the agreed period but are not tenants and do not obtain exclusive possession of the property.
In rare cases where accommodation becomes unavailable due to circumstances beyond Nest@Lisbon’s control (e.g., water or gas leaks), the company will attempt to relocate guests to similar accommodation.
If guests do not accept the alternative accommodation, a refund will be issued (excluding used nights where applicable), and neither the owner nor Nest@Lisbon shall be liable for additional compensation.
Amendments and Applicable Law
Nest@Lisbon reserves the right to update these Terms and Conditions at any time. It is the responsibility of users to review them before making a booking.
By using Nest@Lisbon services, guests accept any updates or changes.
These Terms and Conditions do not affect guests’ legal rights.
These Terms and Conditions are governed by Portuguese law. Portuguese courts have exclusive jurisdiction over any disputes arising from bookings with Nest@Lisbon.
